Before you buy a house or other real property (land), you should have a title opinion done to see if there are any problems with marketable title to the property.  An attorney will review an updated abstract to the property and give an opinion as to whether there are any problems with title to the property.  If problems are found, the attorney usually lists the corrective actions that need to occur in order to fix the problem(s).
